This is catching the MOAM's attention today….. the 30-year mortgage rate just jumped to 7.28% — the highest Freddie Mac weekly average since late November 2023. Here's this week's short video with the real numbers for Marblehead and Lynn, plus one practical tip from a guy who sells houses and builds things. No hype, no made-up stats. If I can't source a number, you won't see it.
This week's numbers
Mortgage rates (Freddie Mac PMMS®, U.S. weekly averages as of Thursday, Oct. 1, 2026)
- 30-year fixed: 7.28%, up from 7.03% the week before. A year ago it was 6.34%.
- 15-year fixed: 6.60%, up from 6.42%. A year ago it was 5.55%.
That's a 25-basis-point jump in one week — and the highest 30-year PMMS reading since November 22, 2023 (when it was 7.29%), per Freddie Mac's historical CSV.

A quick reality check: on a $600,000 30-year loan, principal and interest runs about $3,729 a month at 6.34% and about $4,105 at 7.28%. That's roughly $376 more a month than a year ago, before taxes and insurance. (That's my own arithmetic at the Freddie Mac average rates. Your actual rate depends on your lender and your loan.) If you're buying, get pre-approved with a lender you trust and ask about rate locks before you start falling in love with houses.

- Closed sales: 13 (down 27.8% from August 2025) — small sample; one month can look extreme
- Median sale price: $998,000, up 0.6% from August 2025
- Homes for sale: 20 (down from 28 a year ago)
- Months of supply: 1.5. Anything under about six months favors sellers, and we're nowhere near it.
- Cumulative days on market: 31

Lynn, single-family, August 2026 (MAR) — this week's rotating town spotlight
- Closed sales: 41 (down 8.9% from August 2025)
- Median sale price: $600,000, flat year over year
- Homes for sale: 60 (up slightly from 58)
- Months of supply: 2.0
- Cumulative days on market: 36

So what does it mean? Marblehead is still a tight little town with barely a month and a half of supply. Lynn has a bit more inventory and a flatter price — still a seller's market by the textbook months-of-supply rule, but more choices than Marblehead. Rates at 7.28% will cool some buyers; the ones who can still buy will keep hunting the scarce Marblehead inventory.
The broker-who-builds tip: pre-listing repairs that pay back vs. ones to skip
Listing soon? Spend money where buyers and inspectors actually notice — not where you're decorating for yourself.
Usually worth it before you list:
- Fresh paint in a neutral color. Cheap, fast, and it photographs.
- Lighting that works and looks bright. Swap burned-out bulbs; fix flickering fixtures.
- Leaky faucets, running toilets, sticky doors and cracked glass. Small fixes signal a cared-for house.
- A dry, decluttered basement. Buyers walk downstairs looking for water stains and storage. Give them neither drama nor clutter.
Usually skip (or do lightly) before listing:
- A full kitchen or bath remodel. Buyers often want their own finishes, and you rarely get dollar-for-dollar back at closing if you just finished a gut job.
- Big landscaping projects. A tidy yard and a mowed lawn yes; a six-figure hardscape no — not for a sale timeline.
